Land Promotion
Baseline surveys will be initially carried out and subsequently updated as and when required.

Once completed this will facilitate the production of the masterplan that will inform the planning process.
Sites will be promoted through the relevant Local Plan process, however, and as is often the case, when the window is ajar for an application, be it on the lack of being able to demonstrate a 5 year housing land supply, or on an employment need basis, or when utilising our market intelligence we have identified and secured an end-user requirement for the commercial element, then an application will be submitted for determination.
Whilst it isn’t our preferred route, we remain entirely comfortable with utilising the Appeal process in order to realise a planning permission. In recent years and as a function of an overly complex planning system that on too many occasions doesn’t work, the Appeal process has been over utilised. Whilst the associated delays and additional cost are unfortunate, the Appeal process is available to us in order to pursue the end result should the local decision making process not be working in our favour.
